Your Specialist Mortgage Broker Across Tasmania
Tasmania’s property market has a character all its own: smaller volumes, tighter stock, and a borrower base that ranges from Hobart professionals and first home buyers to north-west coast trades workers and rural operators managing timber, beef, and dairy country.
As a specialist finance broker Tasmania matching service, Selectabroker connects borrowers with the right broker for their situation:
- First home buyers: Understanding Tasmania’s current FHOG and how the grant affects your deposit strategy
- Self-employed and small business owners: Presenting business income correctly to lenders with a legitimate appetite for ABN earnings
- Property investors: Comparing investment property loans across Tasmania’s markets with specific lender policies
- Refinancers: Reviewing loans that were set up during the last rate cycle and haven’t been looked at since
- Agricultural and rural borrowers: Matching farming, timber, and mixed-rural income to lenders who assess it correctly
- Mainland buyers relocating to Tasmania: Structuring equity from a mainland sale alongside a Tasmanian purchase
The service is free to you as lenders pay commissions when your loan settles, and everything is disclosed before you proceed. As a Tasmanian mortgage broker matching service, we operate entirely by phone and online.
Mortgage Broker vs Bank – Is It Worth It in Tasmania?
A mortgage broker in Tasmania through Selectabroker compares 50+ lenders, costs you nothing, and is legally required to act in your interests. That’s a hard proposition for a single bank to match.
When you apply directly to a bank, you’re limited to what that institution offers. Some Tasmanian borrowers find their income type, property location, or loan structure doesn’t fit the mainstream mould, particularly those with seasonal rural income, self-employed earnings, or properties in smaller regional towns. A broker’s lender panel includes specialist and non-bank lenders specifically suited to these situations, alongside the majors.
On the commission question: ASIC’s best interests duty legally requires brokers to recommend based on your needs, not margin. Selectabroker only works with MFAA and FBAA-accredited brokers who are professionally accountable to that standard. Every commission is disclosed upfront, and the matching service itself carries no cost to you regardless of outcome.
Home Loan and Finance Services for Tasmanian Borrowers
From home loans in Hobart’s suburbs to rural finance in the Midlands, here’s how Selectabroker helps Tasmanian borrowers across the state.
Home Loans
Tasmania’s property market has distinct characteristics compared to mainland capitals, such as tighter stock, different regional postcode policies, and a varied borrower profile. Our home loan brokers servicing Tasmania compare variable, fixed, and split rate home loans across 50+ lenders, matching structure and features to your income and property type.
First Home Buyer Loans
Tasmania’s first home buyer grant is currently $20,000 for new homes, one of the highest base amounts in the country. We help eligible buyers understand exactly what they qualify for and match them with lenders who actively compete for first home buyer loans.
Refinancing
Interest rates have moved significantly in recent years, and many Tasmanian homeowners haven’t reviewed their loan since the last fixed term expired. We compare refinancing options honestly across 50+ lenders, model the switching costs, and manage the process through to settlement.
Investment Property Loans
Tasmania’s investment market attracted significant interstate attention in recent years, and the fundamentals of rental demand and limited stock still support investor interest in the right pockets. We compare investment property loans across lenders with Tasmanian property appetite.
Rural and Agribusiness Finance
From beef and dairy in the Midlands to stone fruit in the Huon and timber in the north-west, Tasmania’s agricultural sector has specific income and security characteristics. We specialise in rural finance matched to Tasmanian farming and agribusiness lending.
Commercial Finance
Small business owners, hospitality operators, and commercial property buyers across Tasmania have lending needs that sit outside the residential space. We match you with brokers who compare commercial finance options suited to your business type and structure.
Serving All of Tasmania, North, South and the Regions
Selectabroker is a regional Victorian-based brokerage that understands what lending looks like outside a capital city, and Tasmania’s compact geography means every region has its own lending dynamics worth knowing.
- Hobart and the South: The state’s largest property market, with strong demand from first home buyers, investors, and mainland buyers making the move south. Lender appetite is generally strong here, but property type and income structures still vary considerably. Hobart’s inner suburbs, channel-side properties, and rural fringes each attract different lender policies.
- Launceston and the North: Tasmania’s second city, with a growing market and a borrower base that spans professionals, trades workers, and agricultural operators in the surrounding Tamar Valley and Meander regions. Regional postcode policies apply to some properties beyond the urban core.
- Devonport and Burnie on the North-West Coast: A more affordable entry point relative to Hobart, with strong first home buyer activity and a trades and services workforce. Self-employed income is common here, and matching it to the right lender matters as much as finding a competitive rate.
- Rural Tasmania – Midlands, Huon Valley, East Coast: Farming, timber, viticulture, and mixed-rural properties each have their own lender assessment requirements. Seasonal income, land size, and property zoning all affect which lenders are suitable. A mortgage broker servicing matched through Selectabroker already knows the difference.
Tasmanian First Home Buyers – FHOG and Stamp Duty
Tasmania’s first home buyer support changed materially from 1 July 2026, and it’s important to understand the current position rather than what was available before that date.
The Tasmanian First Home Owner Grant is currently $20,000 for eligible buyers purchasing or building a new home. This replaced the temporary $30,000 grant that applied to contracts entered into by 30 June 2026. The $20,000 grant applies to new homes only; established properties are not eligible for the FHOG. There is no property price cap on the grant itself.
The full stamp duty exemption on established homes valued up to $750,000 that applied from February 2024 to 30 June 2026 is no longer available. From 1 July 2026, eligible first home buyers purchasing established homes return to standard transfer duty rates. First home buyers of new homes may still access relief. Verify current entitlements at the State Revenue Office of Tasmania before signing any contract, as the position has changed recently.
These are significant changes for Tasmanian first home buyers, and getting advice early matters. Use Selectabroker’s loan calculators to model your deposit position, and talk to a mortgage broker in Tasmania who can map out what’s currently available for your specific purchase. All figures subject to change; verify at SRO Tasmania.

Approvals When Banks Have Said No

Our 50+ lender panel includes specialist and non-bank lenders that assess these applications differently, and only work through the broker channel.
Fully Remote
Tasmania is a small state, but the service area is the whole island. Everything from initial conversation through to settlement is handled by phone and online – no office appointments, no travel, no delays. Whether you’re in Sandy Bay or a farm in the Midlands, the process is smooth sailing.

Yes, and it costs you nothing to find out. A mortgage broker in Tasmania through Selectabroker compares 50+ lenders against your specific situation, handles the full process, and is legally required under ASIC’s best interests duty to act in your interests. For Tasmanian borrowers with rural income, regional properties, or a previous bank decline, the right lender match makes a genuine difference.
Is it better to use a broker or a bank in Tasmania?

The broker service is free, the comparison is broader, and for most borrowers, the outcome is a better-matched loan than a single bank application would produce.
What is the downside of using a mortgage broker?
Some borrowers wonder whether commission arrangements affect broker recommendations. ASIC’s best interests duty specifically addresses this, legally requiring brokers to recommend based on your needs rather than margin.

Yes. We help eligible first home buyers understand the current FHOG ($20,000 for new homes from 1 July 2026), model their deposit position including the grant, and match them with lenders who actively compete for first home buyer business. We also explain how the recent stamp duty changes affect the cost of buying established versus building new.
What help is there for Tas first home buyers?
